The Quiet Problem

Your Asphalt Is Slowly Drying Out.

From the day it's laid, asphalt loses the lightweight oils — the maltenes — that keep it flexible and waterproof. UV, rain, and traffic accelerate the process. The result is grey, brittle pavement with hairline cracks that turn into potholes.

Sealcoat doesn't fix it. Sealcoat is a water-based paint that sits on top of the problem. What your pavement actually needs is a petroleum-based rejuvenator that goes back in and replaces what time took out. That's CPR — Conditioning Pavement Rejuvenator.

Three Ways to Address Aging Asphalt

One Smart Choice.

Sealcoating wears off in a year or two. Mill-and-pave is the most expensive option on the market. Diamond Asphalt Rejuvenation gives you the longevity and look of new asphalt without the price tag — and it's the option a smart property manager picks every time.

Cheapest Route

Sealcoating

1–2 Year Lifespan
  • Water-based coal tar — often diluted with water and fillers
  • Sits on top of the asphalt as a cosmetic film
  • Doesn't penetrate or restore the binder
  • Fades and flakes under UV and traffic within months
  • Needs reapplication every 18 months — costs add up fast

The Smart Choice

Diamond Asphalt Rejuvenation

4–6 Year Lifespan
  • Applies CPR (Conditioning Pavement Rejuvenator) — a true petroleum-based, undiluted rejuvenator
  • Penetrates into the asphalt and chemically restores the binder from within
  • Melts hairline cracks back together as it cures
  • Halts oxidation and water infiltration at the source
  • A fraction of the cost of mill-and-pave — same finished look
  • Repeatable every 4–6 years — your asphalt may never need to be repaved
Most Expensive

Mill-and-Pave

Highest Capital Cost
  • Removes existing asphalt and lays a new layer on top
  • The most expensive option you can choose — by far
  • Major operational disruption during installation
  • Multi-day shutdown of your parking lot
  • Ten times the cost for the same visual result as CPR rejuvenation

What to Expect

The Diamond Process.

Every project starts with an in-person assessment by an owner. Here's what happens next.

  1. 1
    Day One

    On-Site Assessment

An owner walks your property. We look at cracking, oxidation, drainage, and base condition — then build a custom maintenance plan. No sight-unseen estimates, ever.

  2. 2
    Morning Of

    Clean & Prepare

Industrial blowers for most jobs, or a full street-sweeper broom truck for larger lots. A better finish starts with a cleaner surface.

  3. 3
    If Needed

    Structural Repairs

Deep potholes and large cracks get hot-applied repair before any rejuvenator goes down. Hairline cracks? The CPR melts them back together as it cures.

  4. 4
    Application Day

    CPR Goes Down

Our specialized application machine pulls petroleum-based rejuvenator straight from the manufacturer's tote and lays it down evenly across your pavement.

  5. 5
    Next Morning

    Striping & Finish

Crisp new stalls, fire lanes, ADA markings, and directional arrows. Your property looks brand-new and is ready for business.

A Veteran-Owned,
Father-and-Son Business.

Diamond Asphalt Rejuvenation, Inc. is a veteran-owned, father-and-son business based in Orange Park, Florida. Jim Turner founded the company in 2017 alongside his son Jacob — known to customers as JT — bringing decades of pavement experience and a U.S. military background to every project. They built Diamond around three principles: do honest work, show up when you say you will, and treat every property like it's your own.

We turn your parking lot black again and extend the life of your asphalt by five to six years — saving you from a mill-and-pave that costs an extreme amount of money.

JT and his team are changing the asphalt industry. They are my go to for asphalt in Clay County, but what really sets them apart is rejuvenation instead of seal coat!

The crew at Diamond redone the lot at my daughter's karate studio. They done an Amazing job — the Asphalt rejuvenation job they did looked seamless, definitely a better option than sealcoating, and the crew were so polite when the kids would ask them about what they were doing. I will definitely be using them for my next driveway job as well.

What Business Owners and Property Managers Ask Us.

Sealcoat is a water-based coal-tar compound — essentially a paint — that sits on top of the asphalt. It's cosmetic, lasts 1–2 years, and needs constant reapplication. CPR (Conditioning Pavement Rejuvenator) is a petroleum-based product that penetrates into the asphalt and chemically restores the binder from within. It lasts 4–6 years and actually extends the structural life of your pavement.
The CPR product cures in approximately 24 hours — same as sealcoat. On most commercial properties we coordinate an overnight application so you're fully open for business the next morning. No weekend-long shutdowns.
Hairline cracks get melted back together by the rejuvenator itself — that's one of the most surprising results our customers see. Larger structural cracks and potholes get addressed with hot-applied crack filler and patching before the CPR goes down. If aesthetic cracks remain after rejuvenation, we can crack-fill them once the product cures.
CPR rejuvenation runs roughly a tenth of what a full mill-and-pave would cost per square foot, and the aesthetic result is nearly identical. On a large parking lot, the difference can easily be tens of thousands of dollars. We give you exact numbers on the assessment walk.
Florida, Georgia, South Carolina, North Carolina, and Alabama, including the Florida Panhandle. If you're managing a commercial property anywhere in that footprint, we can be on-site for an assessment within days.
Generally no — Diamond focuses on commercial properties, HOAs, and long residential driveways. If you have a particularly long driveway and would like an assessment, reach out and we'll let you know if it's a fit.
