Why Diamond? · Family-Owned, Veteran-Owned Since 2017

We turn parking lots black again. And we tell you the truth about your asphalt while we do it.

Diamond Asphalt Rejuvenation is a father-and-son commercial pavement company headquartered in Orange Park, Florida — applying CPR (Conditioning Pavement Rejuvenator) on commercial properties from the Florida Panhandle to the Carolinas, the Georgia coast, and the Alabama Gulf. Founded in 2017. Veteran-owned. Owner-operated. Honest about what your pavement actually needs.

The Signature Product

CPR: Conditioning Pavement Rejuvenator

Diamond’s entire business is built around one product — a true petroleum-based asphalt rejuvenator that almost nobody else in the Southeast can apply. Here’s why that matters.

What CPR Is

CPR is a true petroleum-based rejuvenator. It ships to us in totes, classified as hazardous material, fed straight from the manufacturer into our application machine. No water, no fillers, no dilution. When we spray it onto your asphalt, it penetrates into the pavement and chemically restores the asphalt binder — the glue that holds the rocks together. Your faded grey parking lot turns jet black overnight. Hairline cracks melt back together. The asphalt itself gets younger.

What CPR Isn’t

CPR is not sealcoat. Sealcoat is a water-based coal-tar paint that sits on top of your asphalt. It’s primarily cosmetic. It wears off in a year or two. CPR is fundamentally different chemistry: petroleum-based instead of water-based, penetrating instead of surface-coating, structural instead of cosmetic. Lifespan: four to six years per application versus one to two for sealcoat. Done properly, CPR can defer the six-figure cost of a mill-and-pave essentially indefinitely.

Why Most Contractors Don’t Offer It

You can’t buy CPR at a paving supply yard. The product is shipped in totes directly from the manufacturer to authorized applicators — full stop. Most asphalt contractors have never heard of it. The ones who have don’t want the equipment investment, the hazmat handling, or the steeper learning curve compared to spraying sealcoat. So they keep selling sealcoat. We have been applying CPR longer than almost anyone in the Southeast, and that experience shows up in every job we do.

If you’re not using my rejuvenator on your parking lot or road, it’s your own asphalt.

How Diamond Started

Diamond Asphalt Rejuvenation, Inc. is a family-owned, veteran-owned commercial pavement contractor headquartered in Orange Park, Florida, providing asphalt rejuvenation, hot-applied crack sealing and repairs, parking lot striping, and commercial concrete services to commercial properties throughout Florida, Georgia, South Carolina, North Carolina, and Alabama since 2017. But the story of how Diamond came to be — and why CPR rejuvenation became our signature service — starts well before that.

  1. Earlier Years

A Football Scholarship to the Air Force Academy

Jacob Turner left high school on a football scholarship to the United States Air Force Academy — on track to commission as a Second Lieutenant. He was doing what every kid in his position would have done: training, studying, working toward the commission. He was good at it.

  2. The Turning Point

A Decision Most People Never Have to Make

Jacob’s girlfriend (now his wife) became pregnant. At the time, Air Force Academy rules prohibited cadets from having dependents — cadets who became parents were required to surrender parental rights to remain enrolled. Jacob was unwilling to do that. He went to his captain, told him he had to leave, and walked away from the commission.

“Family came first. There wasn’t really a question.”
  3. 2017 · The Founding

“Done Being Told What to Do”

Back home in Orange Park, Jacob — in his own words, “done being told what to do” — decided to start a company with his father, Jim. Jim had run a paint company in the 1990s and initially thought the idea was a little crazy. But he agreed. They started with environmental products, then leaned into Jim’s construction background and added painting, remodeling, and pressure washing.

  4. The Connection

A Family Friend in Wisconsin Calls

A family friend named Mike, who ran a large concrete company in Wisconsin and had connections to innovators in New York, introduced the Turners to a brand-new asphalt rejuvenation product — CPR (Conditioning Pavement Rejuvenator). The product’s distributor was looking for someone in Florida to run the territory.

The catch: the Turners didn’t have the money for the application machine.

  5. The Bet

They Sold the Jobs Before They Owned the Equipment

So the Turners did something most people wouldn’t. They sold two rejuvenation jobs to local commercial customers — on the strength of the product story alone. They took the down payments. Used that money to buy the application machine and the first totes of CPR. Completed the jobs. Got paid.

That was the start of Diamond Asphalt Rejuvenation.

  6. Today

Nearly a Decade In, Same Standard

Diamond is now one of the longest-running CPR applicators in the Southeast. We have rejuvenated, repaired, striped, and maintained commercial properties in five states — from boutique hotels to hospital campuses to municipal facilities. Jacob is still on site for more than 90% of jobs. Jim is still anchoring operations from Orange Park.

And our customers still get the same thing they got on day one: an owner walks the property, tells them the truth, and stands behind the work.

Beyond the Job Site

Every Christmas, Diamond Brings Hams.

Every December, Jim and Jacob run the Diamond Christmas Ham Drive — donating hams to the food banks in Clay County, Florida and rallying other local businesses to do the same.

Most food banks have the fixings — potatoes, rolls, vegetables, the works. What they almost never have is the centerpiece. Families who walk in for help on Christmas Eve can leave with a full pantry, but no meat to build the meal around. That’s the gap the Ham Drive fills.

It started small — just the Turners stocking the local pantry — and grew into a coordinated effort with other Clay County businesses chipping in. Diamond handles the logistics, the asks, the delivery, and the holiday week itself, so by the time families walk through the food pantry doors, the meat is on the shelves.

The fixings are there. The meat usually isn’t. We fix that.

Got a food bank that needs help, or want to add your business to the drive next December? Reach out — we’d love to grow it.

What You Can Expect

The Diamond Customer Experience, Promise by Promise

No vague slogans. Five specific commitments — the exact experience every Diamond customer gets, on every job, from first call to final walk-through.

  1. An Owner Walks Your Property

When you call Diamond, you talk to an owner. When Diamond comes to your property, an owner walks it — not a junior estimator, not a commission salesperson, not a dispatcher. Jacob is on site for more than 90% of our projects. The person quoting your job is the person whose name is on the company.

  2. We Tell You the Truth, Even When It Costs Us the Sale

When customers get fixated on cracks, we often recommend doing the rejuvenation first and then deciding if separate crack filling is really needed — because CPR closes hairline cracks on its own. We have lost upsell revenue many times because we told the truth. We’d rather earn your business for the next twenty years than oversell you once.

  3. A Written, Itemized Scope. No Surprises.

Every Diamond proposal includes the entire scope up front — per-square-foot or per-linear-foot pricing, what’s included, what’s not, mobilization broken out separately for distant properties. No bait-and-switch. No surprise change orders for work we should have predicted on day one. Property managers tell us they’re tired of contractors who quote one thing and bill another. We’re not those contractors.

  4. We Educate You Before You Spend a Dollar

Most pavement contractors hand you a quote. Diamond hands you an education. We explain what oxidation is doing to your asphalt, why sealcoating won’t fix it, what CPR actually does chemically, when rejuvenation is the right call and when it isn’t, and what your asphalt really needs versus what we could sell you. By the time you sign anything, you understand your own pavement better than most owners ever do. That’s the whole point.

  5. We Build Long-Term Relationships, Not Transactions

Diamond’s longest-standing clients have been with us for years — rejuvenated on a four-year cycle, crack-sealed as needed, restriped before the lines fade. That’s the relationship we want to build with every customer: one walk-through becomes one assessment becomes a written 5-to-10-year plan becomes decades of working pavement that never enters the mill-and-pave conversation. The first job is the start of the relationship, not the end.

Three Ways to Address Aging Asphalt

One Smart Choice.

Sealcoating wears off in a year or two. Mill-and-pave is the most expensive option on the market. Diamond Asphalt Rejuvenation gives you the longevity and look of new asphalt without the price tag — and it’s the option a smart property manager picks every time.

Cheapest Route

Sealcoating

1–2 Year Lifespan
  • Water-based coal tar — often diluted with water and fillers
  • Sits on top of the asphalt as a cosmetic film
  • Doesn’t penetrate or restore the binder
  • Fades and flakes under UV and traffic within months
  • Needs reapplication every 18 months — costs add up fast
Best Value
The Smart Choice

Diamond Asphalt Rejuvenation

4–6 Year Lifespan
  • Applies CPR (Conditioning Pavement Rejuvenator) — a true petroleum-based, undiluted rejuvenator
  • Penetrates into the asphalt and chemically restores the binder from within
  • Melts hairline cracks back together as it cures
  • Halts oxidation and water infiltration at the source
  • A fraction of the cost of mill-and-pave — same finished look
  • Repeatable every 4–6 years — your asphalt may never need to be repaved
Most Expensive

Mill-and-Pave

Highest Capital Cost
  • Removes existing asphalt and lays a new layer on top
  • The most expensive option you can choose — by far
  • Major operational disruption during installation
  • Multi-day shutdown of your parking lot
  • Ten times the cost for the same visual result as CPR rejuvenation

Working With Diamond: Quick Questions

You will talk to an owner. Diamond’s phone number routes to both Jacob and Jim Turner directly — whoever is available picks up. There is no call center, no dispatcher, no commission sales team. The person who answers the phone is the person who will quote your project, supervise the crew, and stand behind the work.

Jacob is on site for more than 90% of Diamond’s projects — personally walking the property before work begins, leading the assessment, supervising the crew during application, and doing the final walk-through with the property manager. Jim anchors operations from Orange Park. On the rare job where Jacob is not personally on site, an owner-trained crew lead handles the work and Jacob or Jim is on call for any decision.

Diamond is intentionally a tight-knit operation. We focus our energy on doing great work, not on producing a roster of bios that wouldn’t reflect what actually drives the company — which is the two owners and the standard they personally hold every job to. Our customers care that an owner walks their property and supervises their job. That’s the team they need to know about.

Yes. Every commercial relationship starts with a free on-site assessment performed by an owner. We walk your property, evaluate every asphalt and concrete surface, and give you a written itemized scope. No charge, no obligation. Many property managers use a Diamond assessment as a baseline for budgeting or as a second opinion against another contractor’s quote — and never book work with us at all. That’s fine. We’d rather give you accurate information than pressure you into something you’re not ready for.

Call us at (904) 385-0686 or schedule an on-site assessment through the contact form. Both reach the owners directly. Tell us about your property, what you’re seeing, and what your budget window looks like. We’ll come walk it and give you the truth about your asphalt.

Now You Know Diamond. Let’s Talk About Your Property.

The next step is the same for every property: a free on-site assessment by an owner. We walk it, document the condition, and hand you a written plan. No charge, no obligation.
