What It Is

What Are Commercial Concrete Services & Pavement Assessments?

Commercial concrete services and pavement assessments are the work that surrounds, supports, and plans for your asphalt — the sidewalks customers walk on, the equipment pads behind your building, the foundation work for new structures, the concrete sealing that protects existing flatwork, and the long-term plans that keep your pavement performing for decades. Diamond Asphalt Rejuvenation, Inc. provides commercial concrete sidewalks and pads, foundation work, concrete sealing, and free on-site pavement assessments to commercial properties throughout Florida, Georgia, South Carolina, North Carolina, and Alabama since 2017. Most commercial property managers prefer working with one contractor for the entire flatwork story — asphalt rejuvenation, crack sealing and repairs, parking lot striping, and concrete — and that is exactly the role we play across the Southeast.

  • One Contractor for the Whole Flatwork Story

Asphalt and concrete are two different products that almost always live on the same property. Coordinating them through one contractor — one point of contact, one schedule, one accountability — is dramatically simpler than juggling separate vendors.

  • Assessments by an Owner, Not a Salesperson

When you book a Diamond assessment, an owner walks your property in person — not a junior estimator on a quota. You get an honest evaluation, written documentation, and a plan you can actually use to budget. No charge, no obligation.

  • A Plan, Not Just a Quote

A quote tells you what one job costs. A plan tells you what the next decade of pavement maintenance looks like. We build 5-to-10-year roadmaps so property managers can budget proactively instead of reacting to the next surprise expense.

Plan, Don’t React

What Working With Diamond Looks Like Over a Decade.

A pavement maintenance plan is not a quote — it’s a roadmap. Here’s what 8 to 10 years of partnership with Diamond actually looks like on a typical commercial property: predictable, proactive, and budgeted before the surprise expenses can show up.

  1. Year 1 — Onboarding & Baseline

Free on-site assessment by an owner. Written 5-to-10-year maintenance plan delivered. Any immediate critical repairs — potholes, structural cracks, ADA compliance gaps — are addressed first so the rest of the plan starts from a sound baseline. Concrete sealing or sidewalk repairs as needed. The property now has a documented condition baseline you can budget against.

  2. Years 2–3 — Active Maintenance

Annual property walk-through to catch new issues early. Hot-applied crack sealing as cracks develop. Targeted striping touch-ups on high-traffic main entrances and ADA spaces while the rest of the lot is still sharp. Pothole patching as it comes up. Small problems handled while they are still small problems — never the surprise capital expense.

  3. Year 4 — First Major Treatment Cycle

Full CPR rejuvenation across the property — the asphalt comes back jet black and gains another 4 to 6 years of structural life. Full re-stripe over the renewed surface, including any ADA layout updates required by changes in federal rules. Concrete sealing refresh on sidewalks and pads. The property looks better than the day it was originally paved, at a fraction of the mill-and-pave cost.

  4. Years 5–7 — Continued Cycle Maintenance

Annual inspections continue. Minor crack sealing, targeted striping touch-ups, concrete repairs as needed, dumpster pad refurbishment, foundation work for any property additions. Problems are intercepted early. Capital expenses stay predictable. The property continues to perform exactly as the plan said it would.

  5. Year 8+ — Second Major Treatment & Beyond

Second CPR rejuvenation cycle, second full re-stripe, comprehensive concrete review. Optional upgrades on high-traffic areas. The property has now been performing for nearly a decade without ever entering the mill-and-pave conversation — saving the owner six figures and counting. We re-baseline the maintenance plan and continue the relationship.

What to Expect

Our Concrete Service Process.

Concrete work is unforgiving — once it cures, mistakes are expensive to fix. Our process is built around getting it right the first time and integrating concrete cleanly with any surrounding asphalt, striping, or repair work happening on the property.

  1. 1
    Day One

    Free On-Site Concrete Assessment

An owner walks the property and evaluates every concrete element — sidewalks, equipment pads, dumpster pads, foundations, and existing sealing condition. We identify trip hazards, settling issues, and surfaces nearing end of life, and we coordinate any concrete work with adjacent asphalt or striping that’s also on the property. You receive a written, itemized scope and price — no charge, no obligation.

  2. 2
    Site Prep

    Site Prep & Demo

For replacement pours, we saw-cut and remove the failed concrete down to a sound base, dispose of debris, and prepare the form work. For new pours, we excavate and grade the area, install forms and reinforcement to spec, and verify dimensions before any concrete is mixed. Adjacent asphalt and landscaping are protected throughout demo.

  3. 3
    Pour Day

    Pour & Finish

Commercial-grade concrete is poured, screeded, floated, and finished with the appropriate texture for the application — broom finish for sidewalks for slip resistance, smooth finish for equipment pads, control joints cut to spec to manage cracking. For sealing work, sealer is applied to clean, prepared concrete in the proper temperature and humidity conditions for the chemistry to cure correctly.

  4. 4
    Cure & Walk

    Cure, Walk-Through & Coordination

Concrete cure times vary by mix and conditions; we communicate access timing clearly and barrier off the work area until the surface is safe for traffic. We do a final walk-through with the property manager, and we coordinate any related asphalt, striping, or repair work so the property comes back online cleanly without multiple disruptions.

Free. Owner-Led. No Obligation.

What’s Included in an On-Site Assessment.

Diamond’s free on-site pavement assessment is not a sales pitch dressed up as a free service. It’s the actual deliverable we offer every commercial property in the Southeast that calls us — whether they end up booking work with us or not. Property managers tell us they’ve never received this level of documentation from any other contractor.

  • An Owner On SiteJacob or Jim Turner personally walks the property with you — not a junior estimator on commission.
  • Full Property Walk-ThroughEvery asphalt and concrete surface evaluated, including back lots, employee areas, and surfaces the property manager may not have inspected recently.
  • Condition EvaluationAsphalt aging, oxidation, hairline cracking, structural cracking, base failures, drainage issues, concrete settling, trip hazards, and current ADA compliance.
  • Photographic DocumentationOf problem areas, marked on a property map for clear reference and easy presentation to ownership or boards.
  • Written Itemized ScopeRecommended treatments, suggested timing, and estimated costs — ready to take to your owner, board, or budget meeting.
  • Long-Term RoadmapThe next 5 to 10 years of pavement maintenance mapped out: rejuvenation cycles, expected repair work, striping touch-ups, and concrete attention.
  • HOA-Board-Ready MaterialsWhen applicable, structured for board decision-making and capital budgeting — the format community managers actually need.
  • No Charge, No ObligationThe assessment and the written plan are yours to use however you see fit — including as a second opinion against another contractor’s quote.

Most pavement contractors operate transactionally — show up when called, do the work, send the invoice, disappear until the next emergency. We don’t work that way. Sometimes the assessment shows your property doesn’t need much work right now, and the right answer is “schedule a check-in next year” — not “let us sell you something.” We’d rather earn your business for the next twenty years than oversell you once.

Common Questions

Concrete & Assessments: FAQ.

The questions commercial property managers ask us most often, answered straight.

An owner walks the entire property with you, evaluates the condition of every asphalt and concrete surface, identifies drainage issues and base failures before they become emergencies, photographs and notes problem areas, and builds a written, itemized maintenance plan tailored to your property and budget. You receive a deliverable document covering recommended treatments, suggested timing, estimated costs, and a long-term roadmap. There is no charge and no obligation.
Most commercial property assessments take between 30 minutes and two hours depending on the size and complexity of the property. A single-tenant restaurant or office takes about 30 minutes. A multi-building apartment complex or shopping center can take a couple of hours. We schedule assessments at times that work for the property manager and we deliver the written plan within a few business days of the walk-through.
No. The assessment and the written maintenance plan are completely free with no obligation. Many property managers use a Diamond assessment as a baseline for budgeting or as a second opinion against another contractor’s quote — and never book work with us at all. That is fine. We would rather give you accurate information for your property than pressure you into something you are not ready for. When you are ready to move forward, we are here.
We provide commercial concrete sidewalks, equipment pads, dumpster pads, generator pads, foundation work for new structures or additions, and concrete sealing for existing flatwork. Concrete is the work that surrounds and supports your asphalt — the surfaces customers walk on, the pads behind your building, the foundations under new structures. Most commercial property managers prefer to work with one contractor for the whole flatwork story rather than juggling separate vendors for asphalt and concrete.
Both. We pour new concrete sidewalks, equipment and dumpster pads, and foundation work, and we provide concrete sealing on existing flatwork to extend its life and protect against weather and wear. For larger structural concrete work — building slabs, parking garage decks, or major foundation projects — we coordinate with our network of trusted concrete partners so the property manager still has one point of contact.
After your free on-site assessment, we build a written 5-to-10-year maintenance plan that schedules the right treatments at the right times: rejuvenation cycles every four to six years, hot-applied crack sealing as cracks develop, striping touch-ups before lines fade, concrete sealing as needed, and pothole patching as it comes up. Maintenance-plan clients get predictable budgeting, scheduled inspections, and proactive work that prevents the surprise capital expenses that come from neglected pavement. Most property managers find a maintenance plan costs less per year than waiting for problems to compound.
Concrete sealing and asphalt sealing are completely different products for completely different surfaces. Concrete sealers are formulated to penetrate or coat concrete and protect against moisture, road salts, freeze-thaw damage, and surface wear. Asphalt rejuvenation is a petroleum-based product that penetrates asphalt and restores the binder. They serve different chemistry, different surfaces, and different goals. We provide both as part of a complete property maintenance program.
Same standards, same owner-supervised work, but we recognize HOA boards have different decision processes than commercial property managers. We provide assessment documentation suitable for board presentations, attend HOA meetings when invited, and structure proposals so board members can make informed decisions. HOA roads, common-area parking, sidewalks, and amenity-area pavement are all part of the territory we serve regularly across the Southeast.
An Owner On Site, Every Assessment

Veteran-Owned, Family-Operated. Since 2017.

Diamond Asphalt Rejuvenation was founded in 2017 by Jacob Turner — who often goes by JT — and his father, Jim Turner. We’re proud to run Diamond as a veteran-owned, family-operated business, and the discipline that comes with that shows up on every job site: clear timelines, a clean property at the end of the day, and an owner’s phone number that actually rings through.

On the consultative side of the business — the assessments, the long-term plans, the HOA board presentations — owner involvement is the entire product. The plan is only as good as the eye walking the property and the experience behind the recommendations. We don’t delegate assessments to junior staff. We don’t run salespeople on commission. The owner who walks the property is the owner whose name is on the company — which is why property managers, HOA boards, and facilities directors keep calling us back, and why so many of our relationships span a decade or more.
