What Is Commercial Parking Lot Striping & Marking?

Commercial parking lot striping and pavement marking is the work that makes your property look finished — sharp white and yellow lines that direct traffic, ADA-compliant accessible parking and crossings that meet federal standards, fire lanes and no-parking zones that satisfy local code, and custom layouts that maximize your usable space. Diamond Asphalt Rejuvenation, Inc. provides standard parking stall striping, fire lane marking, ADA-compliant accessible parking and crossings, directional arrows and stop bars, and custom pavement marking layouts to commercial properties throughout Florida, Georgia, South Carolina, North Carolina, and Alabama since 2017. Striping is most often the final step after our flagship CPR rejuvenation: once the parking lot is jet black again, fresh lines complete the renewal and bring the property back to like-new appearance. We coordinate striping with any crack sealing or pothole repairs and finish concrete elements through our concrete services when needed.

  • First Impressions Are Made in the Parking Lot

Before a customer or tenant ever steps inside the building, they have already judged the property by the parking lot. Faded lines say neglected. Sharp lines say cared-for.

  • ADA Compliance Is Not Optional

Federal ADA rules dictate the number, dimensions, and signage of accessible spaces on every commercial property. Faded or improperly marked spaces expose owners to lawsuits and DOJ complaints. We mark to spec, every time.

  • The Final Step in a Complete Renewal

Rejuvenation turns the asphalt black. Fresh striping turns it into a finished property. Most Diamond clients book the two together so the parking lot looks better than the day it was originally paved.

What to Expect

Our Striping Process.

Every Diamond striping project follows the same four-step process. Surface prep matters more on striping than most contractors admit — paint applied to a dirty surface peels off no matter how good the paint is.

  1. 1
    Day One

    Free On-Site Layout Assessment

An owner walks your property, counts existing stalls, measures lot dimensions, evaluates current ADA compliance against current federal requirements, and asks how the property is being used today versus when the original layout was painted. You receive a written, itemized scope — linear-foot counts for stall lines, fire lane marking, ADA spaces and access aisles, directional markings, and any custom layout work. No charge, no obligation.

  2. 2
    Morning Of

    Surface Prep & Layout

The surface is cleared and cleaned before any paint touches the asphalt. For lots with heavier dirt, sand, or organic debris — common after the long Southeast rainy season — we start with a broom sweeper truck to mechanically scrub the surface and loosen what’s embedded in the texture of the pavement. Once the loose material has been agitated up, we follow with high-pressure air to blow the surface clean, removing the dust, fine grit, and loose aggregate that would otherwise prevent paint adhesion. For new layouts on freshly rejuvenated or newly paved surfaces, we chalk and tape the layout based on your dimensions and ADA requirements before any paint goes down. For re-striping over existing layouts, we still verify dimensions and confirm ADA compliance against current rules — ADA standards have tightened over the years and what was compliant a decade ago may no longer be.

  3. 3
    Application Day

    Paint Application

Traffic-grade paint is applied with calibrated striping equipment for consistent line width and coverage. Stall lines, fire lanes, ADA accessibility markings, directional arrows, stop bars, loading zones, and custom pavement legends all go down in the correct sequence so layout dependencies are honored. We work in sections so part of your parking lot stays accessible while another section is being painted.

  4. 4
    Same Day

    Cure, Walk-Through & Reopening

Traffic-grade paint is dry to the touch within thirty to sixty minutes and fully cured for traffic within a few hours under normal conditions. Once the paint has cured, we do a final walk-through with the property manager — every line accounted for, every ADA space verified to spec, every fire lane confirmed against local code. The lot reopens fully and your property looks the way a well-maintained commercial property should look.

No Surprises, No Change Orders

What’s Included in Every Striping Project.

Property managers tell us they’re tired of getting a "striping" quote that turns out to exclude ADA markings, fire lanes, or directional arrows. Diamond gives you the entire scope up front. Here’s what every striping project includes as standard.

  • Free On-Site Layout AssessmentPerformed personally by an owner of the company — not a junior estimator.
  • Written, Itemized ScopeLinear-foot pricing for stalls, fire lanes, and ADA markings clearly broken out — nothing hidden or sold separately.
  • Current ADA Compliance ReviewAgainst today’s federal accessibility rules — not just the rules in force when your lot was first painted.
  • Surface PreparationHigh-pressure cleaning so paint actually adheres to the asphalt — the prep step most contractors skip.
  • Traffic-Grade Pavement Marking PaintNever latex or house paint. Glass-bead embedded for nighttime reflectivity.
  • Standard Layout WorkParking stalls, ADA-accessible spaces and access aisles, fire lanes, no-parking zones, directional arrows, stop bars, and pavement legends.
  • Custom LayoutsFor new configurations, expanded parking, or repositioned ADA when your property usage has changed.
  • Section-by-Section SchedulingPart of your property stays accessible throughout the project — minimal disruption.
  • Owner-Supervised ExecutionJacob or Jim Turner is on site, every job, no exceptions.
  • Final Walk-ThroughIncluding ADA spec verification, with the property manager before we leave the site.
  • Long-Term Maintenance PlanAnnual striping inspections, targeted touch-ups on high-traffic areas, and full re-stripes on a predictable cycle.

Sometimes a property doesn’t need a full re-stripe. The main entrance and ADA spaces are faded, but the back overflow lot still has crisp lines from three years ago. Paying to re-stripe the entire property when only thirty percent of it actually needs work is wasted money. We’d rather earn your business for the next twenty years than oversell you once.

Common Questions

Striping & Marking: FAQ.

The questions commercial property managers ask us most often, answered straight.

Traffic-grade paint typically lasts two to three years on a high-traffic commercial parking lot before fading enough to need re-striping. Lower-traffic areas — overflow lots, employee sections, after-hours lots — can hold their lines for four years or more. Properties on a maintenance plan with us are inspected annually so we catch fading lines before they affect curb appeal or ADA compliance.
We use traffic-grade pavement marking paint specifically formulated for asphalt, not the latex paint sold at home-improvement stores. Traffic-grade paint contains higher pigment loads, glass beads for reflectivity at night, and binders engineered to flex with the asphalt under temperature changes and traffic loads. For specialty applications — high-traffic intersections, school zones, areas needing maximum durability — we can apply thermoplastic, a heat-applied marking that lasts substantially longer than traditional paint.
Yes. ADA compliance is not optional and the federal requirements are specific — minimum number of accessible spaces based on lot size, correct dimensions for each space, properly sized access aisles, compliant signage, and accessible routes connecting the parking to the building entrance. We know the rules and we mark to spec on every commercial property. ADA compliance failures expose property owners to lawsuits and Department of Justice complaints; we make sure your striping does not become that exposure.
Both. The simplest jobs re-stripe over an existing layout — same parking stall positions, same fire lanes, same ADA spaces — when the original layout is working and the lines have just faded. When a property wants more parking spaces, a different traffic flow, or repositioned ADA accessibility, we lay out and mark a new configuration. New layouts are typically the right call after a CPR rejuvenation or mill-and-pave job, when the surface comes back fresh and the old lines are no longer visible.
Traffic-grade paint is typically dry to the touch within thirty to sixty minutes and fully cured for traffic within a few hours under normal conditions. We work in sections so part of your parking lot stays accessible while another section is being striped. Most commercial properties experience zero customer or tenant impact beyond temporary cone barriers around the active work area. We schedule around peak hours when needed — early mornings, evenings, or weekends.
Rejuvenation first, striping second. CPR penetrates and darkens the entire pavement surface, which would obscure or discolor existing lines. We apply rejuvenation first, allow the 24-hour cure, and then return to lay down fresh striping over the renewed surface. The combined result is dramatic — a black, smooth, professionally-marked parking lot that looks better than the day it was originally paved. Many of our clients book rejuvenation and re-striping as a single packaged project.
Yes. We provide the full range of pavement safety markings: fire lanes (curb-painted yellow or red with FIRE LANE - NO PARKING text per local fire marshal codes), no-parking zones, loading zones, directional arrows, stop bars, speed limit pavement legends, school zone markings, and crosswalk striping. Codes vary slightly by jurisdiction — we mark to your local fire marshal and municipal requirements.
Yes. Our long-term pavement maintenance plans include annual inspections and touch-up striping for properties where fading is uneven — high-traffic main entrances, drive lanes, and ADA spaces often need attention before the rest of the lot does. Targeted touch-ups extend the life of your full striping job and keep the property looking sharp without the cost of a complete re-stripe every year.
An Owner On Site, Every Striping Job

Veteran-Owned, Family-Operated. Since 2017.

Diamond Asphalt Rejuvenation was founded in 2017 by Jacob Turner — who often goes by JT — and his father, Jim Turner. We’re proud to run Diamond as a veteran-owned, family-operated business, and the discipline that comes with that shows up on every job site: clear timelines, a clean property at the end of the day, and an owner’s phone number that actually rings through.

On striping work specifically, owner supervision matters because the smallest details determine the outcome — ADA stall dimensions, access aisle widths, fire lane curb measurements, paint thickness, line edge sharpness. Junior crews running unsupervised cut corners on the dimensions and the prep, and the property owner is the one left exposed to compliance risk. Diamond doesn’t run unsupervised crews. Jacob or Jim is on site, every job, no exceptions — which is why property managers who’ve been burned by cheap striping that faded in a season, or by ADA layouts that didn’t meet current code, keep calling us back.
